Terms of use

The agreement between you and TBN Mark 1 Limited when you use TBN Stacked. In force from 3 November 2026.

Last updated 3 November 2026. TBN Mark 1 Limited, company number 17203764.

Terms of usePrivacy noticeCookie noticeDisclaimer

1. Who we are

TBN Stacked is provided by TBN Mark 1 Limited, a company registered in England and Wales with company number 17203764, whose registered office is at 6 Ormond Terrace, Regent Street, Cheltenham, Gloucestershire, GL50 1HR. VAT number GB 520 8583 92. You can contact us at hello@tbnstack.com.

In these terms, "we", "us" and "our" mean TBN Mark 1 Limited. "You" means the person who creates an account and the business they act for.

2. These terms

These terms apply whenever you use TBN Stacked, including the free report. By creating an account you agree to them and confirm you have read our Privacy notice. If you do not agree, do not create an account.

TBN Stacked is for business use only. By creating an account you confirm that you are using it for the purposes of your trade, business or profession, for example as a property developer, investor, agent or finance broker, and not as a consumer.

You must be 18 or over to create an account.

3. Your account

Give us accurate details and keep them up to date. Keep your password private: you are responsible for everything done through your account. An account is for one person; do not share your login.

Tell us straight away at hello@tbnstack.com if you think someone else has used your account.

4. What TBN Stacked does

You give us the address of a UK residential site and, if you have them, details of what is planned and the price. TBN Stacked researches the site from public sources (such as planning registers, sold-price records and published build costs), calculates a development appraisal and produces a report.

The research is carried out automatically, using AI models working from public information. Public records can be incomplete, out of date or wrong, and automated research can misread them. Every report shows its sources so that you can check them.

5. What a report is not

A report is an indicative desk-based appraisal. It is not, and must not be relied on as:

  • a valuation, including a RICS Red Book valuation, or a survey of the site or any building on it;
  • legal, planning, tax or accounting advice;
  • financial or investment advice, or a recommendation to buy, sell, develop or lend on any property;
  • an offer of finance or a statement of what any lender will lend. Finance figures are illustrations of typical terms.

6. Checking a report before you rely on it

You are responsible for checking a report and for any decision you make with it. Before you commit to buying, building, lending or advising, verify the figures that matter to that decision and take advice from suitably qualified professionals, such as a RICS valuer, a planning consultant, a quantity surveyor and a solicitor.

You can correct figures in Review and rebuild the report. A report reflects the information available on the date shown on it.

7. Sharing reports with your clients

You may share your reports with your own clients, lenders and advisers, carrying your branding. When you do, you are responsible for what you send and for how you describe it. The report's own disclaimer must stay with it.

We do not owe any duty of care to anyone you share a report with, and they may not rely on it as against us.

8. Your free report, plans and payment

Every new account includes one free report. After that, reports are available on a monthly plan, plus extra reports if you need them. The plans, their monthly report allowance and their prices, including VAT, are shown in your account when you choose a plan. The price you see when you subscribe is the price you pay until we tell you otherwise.

Plans are paid monthly in advance through our payment provider. A plan's monthly allowance does not roll over into the next month.

Fresh research on a property, including running the same address again, uses one report from your allowance. Opening, downloading and revising the figures in a report never use another.

If a report fails to complete, the report it used is returned to your allowance automatically.

We may change our prices. We will give you at least 30 days' notice by email before a change affects your plan, and you can cancel before it takes effect.

9. Cancelling your plan

You can cancel your plan at any time from your account. Cancelling stops the next payment; your plan and any reports left in your allowance stay available until the end of the month you have paid for.

Payments are not refundable for part of a month or for unused reports, except where the law requires a refund or we have failed to provide a report you paid for.

10. Using TBN Stacked properly

You must not:

  • use TBN Stacked for anything unlawful or misleading, or to break anyone else's rights;
  • copy, scrape, resell or give others access to TBN Stacked, or use it to build a competing product;
  • try to reverse engineer it, get round its limits or security, or interfere with how it runs;
  • upload anything you do not have the right to use, such as another business's logo, or anything containing malware.

11. Your information and content

You keep all rights in what you give us, such as your logo, your branding and the details of your sites. You allow us to use it to provide TBN Stacked to you.

We may use information from reports in anonymised and aggregated form, which does not identify you, your business or your clients, to check and improve TBN Stacked. How we handle personal information is explained in our Privacy notice.

12. Our rights

TBN Stacked, its software, its appraisal method and the design of its reports belong to us or our licensors. We give you a non-exclusive, non-transferable right to use TBN Stacked, and to use and share the reports you create, for your business while your account is open. Reports you created stay yours to use after your account closes.

Reports include public information from third parties, such as HM Land Registry and local planning authorities, which remains subject to their own terms. Contains HM Land Registry data © Crown copyright and database right. This data is licensed under the Open Government Licence v3.0.

13. Availability and changes

TBN Stacked is new and we are improving it all the time. We may change, add or remove features. We aim to keep it available but cannot promise it will always be uninterrupted or free of errors, and we may take it offline for maintenance.

14. Our responsibility to you

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else the law does not allow us to limit or exclude.

Subject to that, we are not liable for any loss of profit, revenue, business, contracts, opportunity, goodwill or anticipated savings, for any loss arising from a decision to buy, sell, develop, lend on or advise on a property, or for any indirect or consequential loss, however it arises.

Subject to that, our total liability to you for all claims arising from or in connection with TBN Stacked, in any year, is limited to the greater of £100 and the total you paid us in the 12 months before the claim arose.

15. Suspending or closing an account

You can close your account at any time by emailing hello@tbnstack.com. We may suspend or close your account if you break these terms, if a payment fails and is not put right, or if we stop providing TBN Stacked, in which case we will give you reasonable notice where we can and refund any month you have paid for and not received.

When an account closes, we delete your reports and branding as described in our Privacy notice. Download any reports you want to keep before you close it.

16. Changes to these terms

We may update these terms, for example when we add features or the law changes. We will tell you by email or in your account before a change affects you. If you keep using TBN Stacked after a change takes effect, the new terms apply; if you do not agree, you can close your account.

17. General

These terms are the whole agreement between you and us about TBN Stacked. If any part is found unenforceable, the rest stays in force. If we do not enforce a right straight away, we can still enforce it later. Nobody else has any right to enforce these terms.

These terms and any dispute about them are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
